How do you convert Let Only Landlords into Fully Managed Contracts?

This is one of the great mysteries for any letting agent…

You KNOW they need management and will get most of the 170 pieces of legislations they have to abide by wrong but they are telling you they want Let Only, because their mom lives up the road (not sure how that is relevant but a common reason)
