The way that people respond to traditional selling techniques has changed vastly over the past decade. Thanks to the digital movement, consumers now have much more control over what advertising they view. People are bored of living in a world where they are consistently being sold to.

So they opt out. They skip the ads, or they block them completely.

And this creates a problem for most listers, because by continuing to use old fashioned selling techniques, they are simply a huge turn off for their customers.

You all know the pitch – it’s easy for us to sell the usual products and services. We are Market Leaders; We offer Rent Guarantee; Free Inspections; Free Valuations….

The trouble is, that old chestnut is being spouted by pretty much every other agent on the block! So how can a consumer make the decision based on an offering which is the same as everybody else?

Well, that’s easy. They just pick the cheapest.

But, as others who have attended our Lister Training Days will testify, there is another way. You don’t want to be in a Fee War, fighting to compete on price, offering freebies, and struggling to make an income.

So what if you could redefine the way you sell? What if you stop telling your customers about YOU, and started talking about THEM? This is the backbone of our training, and it completely turns the old method of selling on its head.

Compete on service, not price

By thinking differently about the way you sell, you can put a stop to competing on price, and use other methods to stand out from the crowd. Using these new techniques, you set yourself up to win before you even get to your viewings – you will learn how to communicate your services in a way which will immediately make you different, and more attractive, than your competitors.

And the best thing is there are no big changes to make to your business in order to do this. We’re using tools you already have – we are just showing you how to use them to get the very best out of them. These are techniques which you can implement and start using right now.

Your database is the most powerful tool in your toolbox

Most agents don’t realise how important their database is to gaining sales. Instead of using it to simply store information about your potential customers, make it work for you. There are plenty of ways to manipulate and use the data you already have, and squeeze every drop out of it. Each one of those names on your database could be bringing you extra income – you just need to learn how to use it.

You mean everything to me

In traditional selling companies talk about themselves. WE can do this, WE can do that… but this no longer has any effect on your customers. Our method teaches that you need to put the customer at the centre of your world. You need to tell them what you can do for THEM. Think about it – people don’t care who you are, they only care about what you can do to make their lives easier. So this is the message you have to get across in all of your marketing, all of your sales pitches, and all of your communications. Make it personal.

It’s not what you say, it’s the way that you say it

Most listers have some type of script they work to when they approach customers – I’m betting you do, too? If you’re using the same script (or a version of it) for all of the calls you make, then you’re not likely to get a positive response. That’s because you’re not talking to the customer on a personal level, you’re talking at them. There’s no feeling, no heart, and that means there’s no sale!

Scrap that script. Think about who you’re talking to. Learn everything you can about them, and talk to them.

The key is to get them in conversation – you’re not selling to them… at least not yet. Ease them in, and then use the right words to persuade them to close. This is a powerful technique using NLP which we’ve proven time and time again to get results.

You’ll be amazed at the results
